Scenario 1

Our Joint Venture Development program is a very popular method.

Quist Property Group locate a suitable development site, whether that be a corner block, battleaxe or a large knock down site. We conduct all the due diligence, feasibility, negotiating and securing of the site. We then become the Development Manager for the entire project which consists of all renovation, council approvals, building works etc. After the builds are complete our Project Marketing and Sale Agents sell the properties or land. We then have a profit split arrangement

 

Scenario 2

Land owner Joint Venture.

This scenario has become popular as of late as many people are sitting on larger portions of land that they are wanting to maximise the profits but don’t know where to start. That’s where our Land Owner Development management service comes in. Typically these are the three steps
Step 1: We obtain an valuation on what your property is where today and thats called the base price.

Step 2: We use our own money and obtain the all the relevant development and building approvals, we manage and complete the sub division, manage the new builds. We provide all of the money to do these items.

Step 3: We use our experienced in house sales team to sell the completed products or you may want to keep one on completion. You then get the price of what your property was originally worth prior to the development and also you get 50% of the additional profits and we obtain 50% of the profits for using our expertise and money.

The result? You make sustainably more profit that what was first possible by just selling your property.

Scenario 3

Purely Project Management of a site/project you already have.

Quist Property Group is a project consultant who provides excellent design solutions and management during the construction of a building and or renovation project. We add value for clients through quality control, cost control, innovative use of materials and job programming. We ensure that every project meets our client expectations by planning, leading, organising and controlling the design and building/renovating process.

Quist Property Group manages the process of building a new home, building renovation and extension or redevelopment of clients sites for multi residential dwellings.

We manage residential projects from $10K to $15M in value.

Our services include

  • Design management. We develop the project brief, appoint and coordinate design consultants including architects, services engineers, building surveyors, fire engineers, hydraulic designers, interior designers, land surveyors, town planners, engineers and landscape designers. We also work with consultants that have been selected by the client.
  • Documentation review. We develop project specifications and scope of works, review the projects profitability and assist in resolving building compliance issues.
  • We coordinate and resolve any town planning requirements, building permits and issues with adjoining owners.
  • We have a number of builders we will recommend for a specific project or can tender to a builder selected by the client. We assess and negotiate with the tenderers and recommend appropriate building contracts. We review the building contract prior to execution to ensure all requirements have been met.
  • We manage works during construction. We liaise with the builder and manage the building contract and other specialist contractors or novated contracts. We hold regular project meetings which keep the client informed at all times.
  • We manage contract administration. We review all builders progress claims, cost variations, extension of time claims and the administration of Provisional Sums and Prime Cost items.
  • We monitor and manage time and quality control. Monitor quality at every stage of the project through regular inspections and photographic records, review and monitor the builders program and progress on the job through regular project meetings.
  • We manage the handover of the project. Inspect the project at completion and manage the defects list then monitor rectification by the builder.
  • Installation of design requirements. Coordinate installation of furniture fit out packages, window coverings or specialist equipment and fit out items including importation of fixtures and materials.
